General Services
domestic Conveyancing
We are conscious that moving house can be as stressful in many ways as experiencing the death of a loved one or undergoing a divorce, so we endeavour to ensure both that each transaction goes through as swiftly and efficiently as possible and that you are kept informed as to progress.
MORTGAGES
Whether you are obtaining a mortgage in connection with the purchase of a property, securing a further advance or re-mortgaging with a different lender, it is likely that a solicitor will need to be instructed. We are accredited to the panels of most lenders and are well aware of the requirements that they impose before the monies can be made available.
commercial Conveyancing
The grant of a new lease or the assignment of an existing one is a potentially cumbersome process and the provisions contained in leases themselves can be both complex and far reaching. We aim to provide advice and assistance, based on experience, which makes it less daunting.
COMPANY
The setting up of a limited company, whilst comparatively straightforward, is an important step. We aim to provide advice and assistance based on experience which makes it less daunting, as well as ongoing help with the management of established companies.
Wills
A precisely worded will paves the way for the administration of your estate in a manner that both accords with your wishes and minimises the inevitable distress at such a time. It may also serve to reduce a potential inheritance tax liability. By first discussing your specific circumstances and requirements with you, and preparing an initial draft for you to consider, your will becomes a document that is entirely personal to you.
Probate
The administration of an estate is often an onerous and occasionally complex task which can be substantially alleviated by engaging a solicitor to assist. Whilst we sometimes act as an executor in our own right, we frequently work alongside others who have been appointed, doing as much or as little of the administration work as we agree together to be appropriate.
Powers of Attorney
The management of someone else's affairs, when
they have either become mentally incapable or are simply unable to manage them
for themselves by reason of old age or other circumstances, is rendered so much
more straightforward if the person concerned has previously granted a formal
written authority. We can prepare such documents, almost as a form of insurance,
often at the same time as drawing up a will. Furthermore, we are also prepared,
where appropriate, to accept an appointment as attorney ourselves and to manage
someone's affairs for them on an ongoing basis.
